A plain guide to new launch projects in Gurgaon by corridor, from Dwarka Expressway to Golf Course Road, with a dozen projects and who each area suits.
If you are looking at upcoming projects in Gurgaon right now, the first decision is not the project. It is the corridor. A good home on the wrong corridor will still feel wrong every morning.
There are close to eighty new launches on the market at the moment, from 3 BHK apartments under ₹1.5 Cr to branded towers well past ₹20 Cr. Below is a corridor-by-corridor view with a dozen projects we think are worth understanding, across budgets, along with who each part of the city tends to suit.
Prices mentioned here are indicative as of October 2026 and change often.
Dwarka Expressway: the widest choice
Dwarka Expressway has the largest number of new launches and the broadest spread of budgets. It suits buyers who travel often to Delhi or the airport, and families who want a newer, planned neighbourhood with room to grow.
Max Estate 361 by Max Estates in Sector 36A offers 3 and 4 BHK homes from 2,693 to 7,535 sq.ft across five towers on 18.23 acres, with possession expected September 2033. It is planned around a 3.5-acre native forest, has a two-to-a-core layout and holds IGBC Platinum pre-certification. Prices start from about ₹6.65 Cr. It suits families who put health and green space high on the list.
Krisumi Forest Reserve part of the Waterside Residences in Krisumi City, Sector 36, is the Indo-Japanese project from Sumitomo Corporation and Krishna Group, designed by Nikken Sekkei. It has 2, 3 and 4 BHK homes from 2,166 to 9,328 sq.ft in three towers on 6.5 acres, with possession expected December 2032, from about ₹5.19 Cr.
Signature Global Sarvam in Sector 37D is the more accessible option here: 3 and 4 BHK homes of 1,815 to 2,495 sq.ft in 11 towers on 13.56 acres, with around 80% of the site kept open. Possession is expected in 2031 and prices start from about ₹2.9 Cr. It suits first-time upgraders who want space without stretching the budget.
Golf Course Extension Road: settled and in demand
This corridor already has offices, schools and hospitals in place, and the Aravalli views on the southern side are a real draw. It suits working professionals who want a short drive to Golf Course Road and Cyber City.
Godrej Verano in Sector 63A has 624 residences in four towers on 11.36 acres, ranging from 3 BHK to 5 BHK with servant room and penthouses, 2,150 to 3,900 sq.ft. Only 19% of the land is built on,. Possession is expected June 2033, from about ₹5.91 Cr. It suits families who value low density.
Oberoi 360 North in Sector 58 is Oberoi Realty's first Gurugram project: 4 and 5 BHK homes from 5,601 to 12,000 sq.ft, two per floor, in seven towers on 14.8 acres. Possession is expected December 2033 and prices start from about ₹19 Cr. It suits buyers at the very top of the market who want a large home and a lot of privacy.
Golf Course Road: the established address
New supply on Golf Course Road is thin. It suits buyers who want a proven address close to offices, malls and hospitals.
Godrej Samaris in Sector 53 has 3 and 4 BHK homes from 2,935 to 5,600 sq.ft in five towers on 7.4 acres, with more than 4.5 acres of open space and a 1-acre nature trail. It is RERA-registered, possession is expected August 2033, and prices start from about ₹9.38 Cr.
New Gurugram: space for the money
The sectors in the 70s, 80s and 90s give you more space for the budget. They suit end-users who are fine with a slightly longer drive in return for more space.
Eldeco Terra & Sol in Sector 80 is just two G+30 towers with four homes per core, every one a corner home. Homes are 3 and 3.5 BHK from 2,150 to 4,350 sq.ft, with 11 ft clear ceilings. Possession is expected December 2031, from about ₹3.1 Cr. It suits families who want a calm, low-density building.
M3M Golf Hills in Sector 79 sits within a 50-acre community with 9-hole chip and putt greens and 101 amenities. Homes run from 2.5 BHK to 4.5 BHK with servant room, 1,420 to 2,650 sq.ft, from about ₹1.9 Cr. M3M lists the OC application as tentatively September 2027. It suits buyers who want a nearer timeline and a large, active community.
Sohna Road and the Southern Peripheral Road
Sohna Road is older and well served, while the Southern Peripheral Road is a part of the city that is still changing. Together they suit buyers who want to stay central without paying Golf Course Road prices.
Godrej Alira in Sector 39 is a single 33-storey tower for just 132 families, with 3, 4 and 4+ BHK homes of 2,426 to 3,167 sq.ft and a clubhouse only for residents. Possession is expected January 2030, from about ₹5.58 Cr. It suits buyers who want a small community and an earlier timeline.
Signature Global Cloverdale SPR in Sector 71 mixes homes with retail and offices, with 3 BHK to 4 BHK with servant room, and is precertified IGBC Platinum. Possession is expected March 2031, with price on request.
Central Gurgaon: Cyber City, MG Road and NH-48
New launches in the older, central parts of the city are rare, and they suit buyers who want to be minutes from Cyber City and the Metro.
Birla Arika in Sector 31, off NH-48, offers 4 BHK homes of 2,319 to 2,356 sq.ft, two per floor, on 13.275 acres built in two phases, with 75% of the site open. Possession is given as December 2031 and October 2033 for the two phases, from about ₹10.42 Cr.
DLF Imperial Residences in DLF Phase 1/2/3 is a set of 4 and 5 BHK builder floors with one home per floor, close to Cyberhub, from about ₹4.5 Cr. It suits families who want an independent floor rather than a tower.
