From L&T's 20-acre plan in Sector 86 to low-density towers in Sector 80, here is what is launching in New Gurugram and who each project suits.
New Gurugram, the spread of sectors between NH-48 and the Dwarka Expressway, from Sector 73 out to Sector 92, is where a lot of Gurgaon's family housing is now being built. Most of the launches below sit within roughly 5 to 13 minutes of the Dwarka Expressway or NH-48, and a fresh round of projects is arriving.
What sets this pipeline apart is range. Residential starting prices run from about ₹1.5 Cr to about ₹4.75 Cr, and several projects lead with low density, open land and family facilities rather than height alone. It suits families who commute along NH-48 or the expressway, and buyers who want a large home in a planned sector.
Here is what is launching, grouped by what each project does best. Prices are indicative as of October 2026 and change often.
Large townships with lots of open land
L&T Sector 86 is the biggest new name here: about 900 homes in seven G+37 towers on 20 acres, with more than 80% of the land open, including 10 acres of central greens and a 5-acre water body. Homes are 3, 4 and 5 BHK of 2,500 to 4,000 sq ft, from about ₹4.75 Cr, designed by Hafeez Contractor with landscape by WATG. The site is open on all four sides.
Also in Sector 86, Emaar Serenity Hills places seven towers around an 8-acre central green, with every home open on three sides. It is IGBC Platinum pre-certified and starts from about ₹2.98 Cr for a 3 BHK. Note that the clubhouse comes in a future phase.
M3M Golf Hills in Sector 79 is the large-community option, with 27 G+30 towers over 50 acres, 9-hole chip and putt greens and 101 amenities across several clubhouses. Homes run from 2.5 BHK to 4.5 BHK with servant quarters, 1,420 to 2,650 sq ft, from about ₹1.9 Cr, with an OC application tentatively in September 2027, the nearest timeline in this list.
Who these suit: families who want plenty of greenery and amenities inside the gate.

Ashiana Aaroham in Sector 80 has 542 homes on 10.8 acres, built around children: a Learning Hub, a sports arena, traffic-free podium greens and two parking spaces per home. Options cover 3, 4 and 5 BHK plus a 4 BHK duplex, from about ₹3.49 Cr.

There are 320 homes in three towers on 5.08 acres, a car-free ground level and a 55,000 sq ft wellness club; possession is expected December 2032 and price is on request.
Eldeco Terra & Sol, also in Sector 80 near Southern Peripheral Road, has two G+30 towers with four homes per floor, all corner homes, with 11 ft clear ceilings. Homes are 3 and 3.5 BHK from about ₹3.1 Cr, possession expected December 2031.

Both describe 350 homes in three towers on 4.5 acres, from about ₹2.5 Cr, possession expected December 2033. Ask the developer how the two relate before you compare them.
