Upcoming Projects on Golf Course Road and Golf Course Extension Road

A practical walk through the new launches on Golf Course Road and Golf Course Extension Road, from Sector 53 to Sector 68, plus a few in the central DLF belt.

Golf Course Road and Golf Course Extension Road are where much of Gurgaon's top-end housing has been launched in recent years, and the current pipeline follows the same pattern: large 3, 4 and 5 BHK apartments, a few branded towers, and some DLF builder floors.

The two roads suit different buyers. Golf Course Road is the established address, with offices, malls and hospitals a few minutes away and very little land left, so launches are few. The Extension Road, running south towards the Southern Peripheral Road, has more land and more choice, from very large homes in Sectors 58 and 59 to more workable budgets in Sectors 66 and 67.

Below are the new launches we track on both roads, plus the central DLF belt. Prices are indicative as of October 2026 and change often, so treat every figure as a starting point, not a quote.

Golf Course Road

Godrej Samaris is Godrej Properties' project in Sector 53: 3 and 4 BHK apartments of 2,935 to 5,600 sq.ft in five G+36 towers on 7.4 acres. Over 4.5 acres are kept open, including a 1-acre nature trail. It is RERA-registered, possession is expected August 2033, and prices start from about ₹9.4 Cr. It suits a family that wants a large apartment right on the road, with good schools close by.

M3M Franck Muller Residences in Sector 43 is branded with the Swiss watchmaker: around 120 residences in two towers on about 5 acres, in 4 BHK, 5 BHK and penthouse formats from 5,000 to 12,000 sq.ft, from about ₹20 Cr. It suits buyers for whom a low-density branded address is the point. It is not yet shown as RERA-registered, so wait for that before committing.

DLF Grove offers RERA-registered 4 and 5 BHK builder floors in DLF Phase 5, 2,400 to 5,000 sq.ft, from about ₹6.5 Cr, for someone who prefers a floor in a plotted DLF neighbourhood to a high-rise.

Sectors 58 and 59: the largest homes

Oberoi 360 North is Oberoi Realty's first Gurugram project: 600 apartments in seven towers of up to G+51 on 14.8 acres, next to the Grand Hyatt. Homes are 4 and 5 BHK, 5,601 to 12,000 sq.ft, two per floor, with private lift lobbies, 12 to 14-foot ceilings and over 9 acres of central greens. Possession is expected December 2033, from about ₹19 Cr.

M3M Brabus Residences has 240 residences in two towers, 4 and 5 BHK of 5,500 to 7,000 sq.ft, two per floor core, within a 32-acre M3M development. Possession is expected by 2032, from about ₹20 Cr.

Max The Bungalows is Max Estates' first project on this road: 4 and 5 BHK residences of 5,500 to 11,500 sq.ft on 7.25 acres in Sector 59, from about ₹17.5 Cr.

None of these three is shown as RERA-registered yet. They suit buyers with a long horizon who are happy to wait for approvals before booking.

Sectors 63 and 63A: space with lower density

Godrej Verano has 624 residences in four 40-floor towers on 11.36 acres, with 81% of the site open. Homes run from 3 BHK to 5 BHK with servant room plus penthouses, 2,150 to 3,900 sq.ft, each open on three sides, with three themed clubhouses. RERA-registered, possession expected June 2033, from about ₹5.9 Cr.

Sobha Crescent offers 3 and 4 BHK homes of 2,277 to 2,966 sq.ft in four towers on 12 acres, with over 85% open landscape and 11.5-foot slab-to-slab height. RERA-registered, possession expected March 2033, from about ₹5.75 Cr. It suits families who want a large home without going past 3,000 sq.ft.

DLF Aureva is DLF's first senior living project: 172 homes of 4,121 sq.ft in one tower on 4.17 acres, four per floor, with a Medanta tie-up for on-call doctors and ambulance support, and barrier-free design. RERA-registered, possession expected December 2033, from about ₹10.7 Cr. It suits retired couples, or children buying for parents.

  • DLF Arcade 68, Sector 68: SCO plots of 148 to 211 sq.yd for investors who want a commercial asset, from about ₹7.5 Cr.

This stretch is where buyers moving up from a first home usually find the right size and budget.

The central DLF and MG Road belt

Birla Arika in Sector 31, off NH-48, has 4 BHK homes of 2,319 to 2,356 sq.ft, two per floor, on 13.275 acres built in two phases, with an IGBC Gold rating. DLF also has builder floors here: DLF Imperial Residences and DLF Royale Residences in Phase 1 to 3, RERA-registered 4 and 5 BHK floors on 269 to 681 sq.yd plots with one home per floor, and DLF Platinum Residences, 4 BHK floors of 2,250 to 3,300 sq.ft in Phase 4, all from about ₹4.5 Cr. These suit people who work around Cyber City.

  • The approach road, especially for the inner sectors off the Extension Road.
  • The payment plan, and how much is due before construction moves.
  • The all-in cost: PLC, parking, club charges, deposits and stamp duty on top of the base price.
