Residential sales in NCR fell about 11% year on year to 35,574 homes in January–September 2026, according to Knight Frank India, with Gurugram accounting for much of the decline. July–September sales of 10,712 homes were the lowest for any quarter since 2021.
Knight Frank attributes the moderation largely to the ₹5–10 crore segment, while demand for ₹2–5 crore homes has continued to grow.
What it means for buyers
A slower market gives buyers more choice and more room to negotiate, especially on ready and near-ready inventory.
