Average residential prices in Delhi NCR rose about 12% year on year in July–September 2026 to roughly ₹9,980 per sq ft, up from about ₹8,900 a year earlier, according to ANAROCK data.
ANAROCK counted about 13,765 homes sold in the region in the quarter, around 1% lower than a year ago. Developers' shift towards premium projects is a big part of the price rise.
What it means for buyers
Prices are firm even as sales volumes level off. Negotiation room is better in projects with unsold inventory than in fresh launches.
